Clarity Strategic Opportunities (Clarity) is an opportunistic real estate development and value-add investment platform. Clarity’s two principals collectively have over six decades of diverse real estate and finance experience having completed acquisitions, development, entitlement and strategic transactions valued at over $3 billion. Clarity principals have experienced numerous cycles as developers, asset managers and real estate professionals.
Clarity partners with Institutional and Private Wealth Capital to selectively invest in value-add, development and opportunistic properties. They have extensive fiduciary experience managing numerous partnerships, funds and discretionary institutional capital. Clarity was formed as an institutionally funded platform during the financial crisis for large scale acquisition, rehabilitation, leasing and management of residential assets.
As an enterprise and operating platform Clarity is well equipped to expand its existing portfolio with a forward focus on ground up development projects and opportunistic multi-family. Since its inception in 2009 Clarity has acquired over 1500 residential units and completed over $30million in value-add enhancements that significantly altered the presence and value of it portfolio. Clarity takes pride in its process driven culture, highly experienced personnel and extensive use of technology.
Through its broad network Clarity is able to consistently identify and secure unique investment opportunities that have an asymmetric risk reward profile.
Clarity targets Middle Market property investments in the $3 million to $20 million range that fall "under the radar" of many large scale investors but are too large for less sophisticated investors. These projects are typically located in high quality suburban sub-markets of major metros and have a significant value-add or (re)development opportunity.
PRINCIPAL
Mr. Beary has a strong entrepreneurial drive with >25 years in real estate, private equity and financial services ventures. He is the founder and a principal of Clarity Strategic Opportunities (Clarity) and Claritas Property Management, an affiliated property management company formed to enhance control and execution for assets purchased with institutional investor partners. Mr. Beary was also a founder and principal of an investment advisory firm which he grew to over $300 million in AUM before completing a strategic sale and merger of that business.
Mr. Beary sources value-add and development investment opportunities through a broad network of relationships. He established Clarity shortly after the financial crisis began as a platform to underwrite, acquire, rehab and manage distressed real estate and note opportunities in multiple states. He created a comprehensive platform with scaled infrastructure, technology, personnel, processes and a proprietary algorithm to efficiently identify and execute on distressed opportunities. Mr. Beary initially capitalized the distressed residential program with a series of private funds and subsequently secured $100 million in institutional capital commitments. He led Clarity’s dramatic growth as it ramped up its residential acquisition and stabilization platform, acquiring over 1100 properties in three years from a wide spectrum of sources including bank portfolios distressed auction formats. With a profitable portfolio sale in 2015 to a strategic institutional buyer Clarity refocused to opportunistic purchases of well-located mid-size value-add multi-family and multi-family (re)development opportunities. With over 1500 units in acquisitions since Clarity was founded Mr. Beary maintains his focus on identifying real estate opportunities where he can deliver enhanced current cash flow and total returns through value-add repositioning and enhanced operational efficiency.
Mr. Beary earned a BA from the University of Illinois while competing as a nationally ranked decathlete and began his career as a proprietary floor trade at the Chicago Board of Trade.
IN MEMORIAM
Mr. Douglas had over 50 years of large scale commercial and residential development experience in Canada and the US. He held executive roles at Freehold Properties (U.S. General Manager), Murdock Development Company (EVP & COO) and Rancon Corporation (President and CEO), in addition to acting as principal and managing member for numerous operating companies and investment vehicles. He co-managed an SEC registered syndicator that raised $750 million through broker-dealers and, as a co-sponsor and partner, raised over $100 million to acquire, manage and dispose of RTC pools and other financial institution assets. He created a company to identify and develop telecom sites for emerging cell communications throughout the western US, sourcing capital from Toronto Dominion Bank and subsequently selling to a major institutional investor.
In his career, Mr. Douglas planned, entitled and developed over 6 million square feet of vertical commercial, industrial, hotel, convention center and residential projects. In addition, he acquired, planned, entitled and managed infrastructure services for more than 10,000 acres of residential communities with sales in excess of $1 billion and acquired 2 million square feet of existing office, industrial, hotel, residential and retail properties from private and institutional owners throughout the US. As an executive and principal he secured over $3 billion in debt and equity capital from Wall Street, insurance companies and private wealth sources.
A native of Vancouver, British Columbia, Ron received his undergraduate and graduate degrees in Real Estate and Finance from the University of British Columbia and was a Chartered Accountant Certificate holder (Canada).
